Waiting for Lower Mortgage Rates? Know the Trade-Off.

It’s tempting to put your home search on hold and wait for mortgage rates to drop. But there’s one problem: no one knows exactly when, or by how much, rates will move.

And rates aren’t the only number that matters.

While you wait, home prices, inventory, competition, and your own financial situation can change too. A lower mortgage rate later doesn’t automatically mean buying a home will be more affordable.

Instead of trying to perfectly time the housing market:

🏡 Determine what monthly payment works for your budget
💰 Understand your down payment and closing costs
📊 Ask a trusted lender about available loan programs and rate options
🔑 Compare the cost of buying now versus waiting
📉 Know whether refinancing could be an option later if rates eventually decline

You certainly don’t have to buy today. The right time to buy is when the home, payment, and overall financial picture make sense for you.

Just make the decision based on your numbers, not on a mortgage-rate prediction nobody can guarantee.
